March 2026 Market Snapshot

Spring is starting to wake up the Central Okanagan real estate market, and I’m seeing some interesting trends already. Even with a bit of economic uncertainty, March brought more activity and fewer homes on the market—two signs that things are picking up as we head into spring.

Here’s what I’m noticing:
  • Sales are up 6.1% year-over-year with 364 homes sold
  • Sales volume rose 2.0% to $297.8M
  • Active listings are down 9.0%, which means buyers have fewer options
  • New listings dropped 10.8%, keeping supply tight
All of this adds up to a market where demand is growing while supply is shrinking, which is something both buyers and sellers should be paying attention to.

Single-Family Homes

Detached homes are holding steady and staying resilient:
  • Sales are up 8.1% YoY
  • Benchmark price is $1,047,900, slightly down 2.3%
  • Homes are selling faster—56 days on market
  • Inventory is down 16.2%
Even with a small dip in prices, well-priced homes are moving quickly. Sellers, if you’re thinking about listing, this is a great time to attract serious buyers.

Condos & Apartments

Condos are showing some interesting opportunities for buyers:
  • Sales are up 13% YoY
  • Benchmark price is $471,800, down 5.7%
  • Days on market average 81
  • Inventory is down 5.9%
For buyers, this can be a chance to move on a condo with some room to negotiate—but you’ll still need to act quickly.

Townhomes

Townhomes continue to strike a balance between space and affordability:
  • Sales up 1.6% YoY
  • Benchmark price $725,500, down 3.4%
  • Days on market 60
  • Inventory down 8%
Townhomes are still appealing to upsizers, downsizers, or anyone looking for a well-priced, move-in ready option.

What I’m Seeing for Buyers and Sellers

The market isn’t moving the same in every neighborhood or property type, which makes local knowledge more important than ever.

For sellers: Price strategically and be ready for buyers to compare options—doing it right can help your home stand out and sell faster.

For buyers: Preparation is everything. There’s still opportunity, especially with condos, but moving quickly and with a clear plan is key.
